Roofing (coordinated)
The roofer Riley uses, scheduled under his lead and the project's permit, for re-roofs, additions and repairs.
Coordinated through Riley's trusted tradesPerformed by the roofer from Riley's network under his schedule and the project's permit.
A new roof, the roof over an addition, or the repair after ice dams and hail have done their work is performed by the roofer Riley uses, on his schedule and under the project's permit. He plans the tear-off, the ice barrier, the ventilation and the flashing with the rest of the project, and you deal with one person for all of it.
What the work involves
- Full tear-off to the deck, with soft or rotted sheathing replaced before anything new goes on
- Self-adhering ice barrier at the eaves and in the valleys to the depth Minnesota's code requires, then underlayment, drip edge and starter
- Step, counter and kick-out flashing at walls, chimneys and dormers, replaced rather than reused
- Soffit intake and ridge exhaust balanced so the attic stays cold and ice dams stop forming
- Asphalt shingles, standing-seam metal, and low-slope membrane for porches and shallow additions
Questions
- Does Riley do roofing himself?
- No. Roofing is performed by the roofer he uses, under his schedule and the project's permit. He plans it with the rest of the project, the deck and the flashing details are looked at before the shingles cover them, and the roof is inspected where the city requires it.
- Can a new roof stop my ice dams?
- Only partly. Ice dams come from heat escaping into the attic, so the roofer's ice barrier protects the house from the water while air sealing, insulation and ventilation address the cause. Riley plans both sides of that with you, because a shingle job alone does not fix a warm attic.
- Do I need a permit for a re-roof?
- Most cities in the west metro and Wright County require one and inspect the finished roof, and some want to see the ice barrier before the shingles go on. The permit is pulled under the project and the inspections are scheduled into the sequence.
